Honest about leads

Facebook leads are different than Google leads. Generally speaking, Facebook leads are less active in the buying process and less likely to be shopping for a provider right this minute. Most agencies are too scared to tell you this, but we don’t get paid to hide the truth. On average, about 1/3 of your leads will be ready to make a switch in the first week or two. The rest are interested, but need a little education and convincing before they’re ready to make a move — which is why we set up a CRM nurture from day 1.

What PMs ask before they sign on.

How is Facebook actually cheaper than Google?
Two reasons. One: Google charges for every click whether the clicker is your customer or not, and 85% of property-management searches are tenants. Two: Facebook lets us exclude tenants and target only owners by stacking custom audiences, lookalikes, interest layers, and behavioral signals. So your ad budget goes to the right people. The result is roughly 1/5 the per-owner-lead cost of Google PPC.
Are Facebook leads as good as Google leads?
Different, not worse. Google leads are people actively searching — high intent, ready to talk. Facebook leads are people we put your offer in front of — 30–40% are ready to switch PMs immediately, and 60–70% are interested but need 2–6 months of follow-up. The total cost per closed deal works out lower on Facebook because you’re not paying $30–$60 a click for tenants.
Do I have to be on camera?
Strongly recommended, not required. The talking-head format outperforms polished agency creative 3–4x in our tests because owners want to know who they’d be working with. We’ll script the videos, set up the shoot remotely, and edit them. If you’re not the right face, we’ll work with someone on your team who is.
What about out-of-state owners with property in my market?
Out-of-state owners are one of our highest-converting audience segments. We use Facebook’s “people who own property in [your market] but live elsewhere” behavioral targeting plus interest stacks (BiggerPockets, Roofstock, real estate investing) to find them. They have less local context, more pain, and they sign faster.
How fast do I see leads?
First leads in 14–21 days. The first 2 weeks are setup — pixel install, audience building, creative shoot, ad approval. Once the campaign is live, leads start flowing the next day. We don’t hit steady-state CPL until weeks 4–6 because the algorithm is still learning.
What if my market is too small for Facebook?
If your service radius is under 50k people total, paid social is harder. We’ll tell you on the strategy call — we don’t take clients we can’t move the needle for. Most PM markets we’ve looked at have 30k–100k+ qualified owner audiences once you stack the right layers.
Does the spend go to you or directly to Facebook?
Directly to Facebook from your ad account. We charge a management fee, you pay Meta. Total transparency on spend, audiences, and creative performance — you can log into Meta Ads Manager any time and see every dollar.
How long am I locked in?
Month-to-month after the first 90 days. The 90-day commitment is so we can get past the algorithm learning phase and into steady-state CPL — if we leave too early, the data isn’t there yet. After that you can stop any time. Most clients stay 12+ months because the leads don’t.
