Why most review tactics fail

A flood doesn’t look real. A drip does.

We see some gimmicky playbook on reviews for local PMs. Posting 50 reviews in a month. Using a SaaS tool that’s typically meant for restaurants to aggregate reviews. Or the super popular DIY option of going to every single owner and tenant to try and gather reviews manually. None of these strategies actually compounds and they also have a strong potential to get your account flagged.

Bulk review services

There are many services that promise “we’ll get you 50 reviews in 30 days”. In order to look natural, these services either BUY fake reviews or pay real customers for fake glowing praise in order to add them to your Google Plus listing. First, the reviews get flagged because of their sudden velocity, then they are deleted by Google, and then your business is sometimes locked from Google Maps for violating their terms of service.

Generic review SaaS

The two platforms were built with single-service, non-recurring businesses in mind (e.g. restaurants, dentists, and auto shops). They don’t account for the nuances that PMs deal with (owner vs. tenant, timing of work-orders, move-out windows, etc. where leverage to ask for reviews really happens).

DIY & burnout

Sometimes PM’s will do this in house. Sometimes it works, sometimes (usually) it dies off. The PM who personally texts EVERY happy owner seems real for a reason. He burned out in 1–2 months, though. Manual asks don’t scale and when you stop getting good ratings the score will drop back down.

Don’t be a review-gate perpetrator.

I am violating the TOS’s by hiding the link for Google reviews for people that left less than 4 stars correct? I am going to make everyone have the option to leave a Google review, but the unhappy customers will naturally want to leave private feedback and the text for “Leave Private Feedback” will be much larger to draw them to it. That way everyone has the same options but it will be presented in a smart way.

Common questions

What PMs ask before they sign on.

Are you doing review-gating? That seems sketchy.
No, and that’s the whole point. Hard gating — hiding the Google review link from anyone who doesn’t pick five stars — is a Google TOS violation. Everyone in our flow sees the Google option; we just present a "leave private feedback" button alongside it that’s a more comfortable click for unhappy people. Same options for everyone, just smarter presentation.
Can’t I just use Birdeye or Podium?
You can. They’re fine pieces of software — built for restaurants, dentists, auto shops. They don’t know what a work order is, when an owner statement goes out, or how to time a request around a lease anniversary. Built for PM is the whole reason ours exists. Plus, the people who write the templates and respond to flagged feedback are our team, not yours.
How fast will my rating actually move?
First new reviews show up in the first 2–4 weeks. The visible rating climb depends on your starting volume — if you have 50 reviews and a 3.6, we can move you to a 4.5+ in about 4–6 months. If you have 1,500 reviews already, you’ll see the trend, but the average moves slower. Either way, it compounds.
What about reviews from upset tenants who failed background checks?
It happens. We can’t stop someone who has a grievance from leaving a one-star — but our system won’t actively send those people to your Google profile. We exclude denied applicants, recent move-out fee disputes, and other high-risk segments from the campaign by default. You decide what counts as high-risk.
Does this work alongside your other services?
