The numbers that actually moved
These aren't vanity metrics. They're the numbers that actually grow a property management company. Here's where Iron Horse started, and what a rebuilt marketing engine changed.
Doors under management
Monthly online leads
New-customer reach
From a referral ceiling to leads from total strangers
Justin Woodall had built Iron Horse Property Management to 114 doors in the Athens, Georgia market, largely as part of a broader real estate operation. His growth ran on relationships: agents in his market, referrals from existing clients, and his own real estate sales team.
The ceiling was clear. Almost all of that new business came from people who already knew him. To keep growing, Iron Horse needed to reach a cold audience, owners who had no relationship with the company yet, and the old website wasn't built to do that. Justin needed to get in front of the right people online.
A consultant Justin trusted pointed him to Goodjuju, a marketing and SEO agency for property managers. The first job was to revamp the website and get it in front of the right audience, then build a marketing engine that could pull in leads from the internet, from owners who had never heard of Iron Horse.
Goodjuju built that engine around search. A rebuilt, conversion-focused site, plus the SEO and content work to rank it where Athens-area owners were actually looking. Just as important to Justin, the reporting was steady. Regular updates showed the progress of every initiative, so he always knew what was moving and why.
The leads started coming from a whole new place. Online inquiries went from effectively zero to 20+ every month, from owners with no prior relationship with the company. Iron Horse grew from 114 doors to more than 400, adding over 300 new doors.
The clearest proof is how Justin describes his own business today. He counts three major lead sources: agents in his market, referrals from clients and his sales team, and Goodjuju. By his own estimate, about half of all new business now comes from the online leads Goodjuju generates.
No guessing: Justin singles out the communication. Regular updates show the progress of every initiative, so he always sees what Goodjuju is working on and what it's producing.
Four moves that opened a new audience
Website revamp
Goodjuju rebuilt the Iron Horse site to get it in front of the right audience, and to turn that new attention into owner inquiries rather than just clicks.
Search visibility
SEO and content work built to rank Iron Horse where Athens-area owners are searching, so leads come from people who are actively looking for a property manager.
Reaching a cold audience
The whole goal was getting into conversations with owners who had no relationship with Iron Horse yet. Online search is the channel that opened that cold audience up.
Transparent reporting
Regular updates showing the progress of every initiative, so Justin always knows what's working and what's coming next. He calls the communication fantastic.

Justin Woodall, in full
We chose Goodjuju because we were looking to revamp our website and get it out in front of the right audience, the right people, and we needed help to do that. We were actually recommended to Goodjuju by a consultant we work with.
The biggest problem we had is we were looking to get into more conversations with people who didn't already know who we were. We wanted to really enhance our marketing to a cold audience. That's what Goodjuju has helped us do: get leads from the website, from people who don't already have a relationship with us.
The updates and communication from Goodjuju have been great. We get updates on a regular basis that show the progress of the different initiatives we're taking. Communication has been fantastic.
In my company, most of our new business comes from about three major lead sources. One is agents in our market sending us business. Another is referrals from our existing clients and from my real estate sales team. The third pillar is Goodjuju, and I would say probably around half of our new business comes from the leads generated online from them.
