GOOGLE ADS FOR PROPERTY MANAGERS
Property management Google Ads for the owner searching today
Paid search you can check, lead by lead, down to the signed owner.
A lot of Google Ads accounts count every phone call as a conversion, so a tenant with a maintenance question looks as good on the report as an owner with three rentals. We run property management Google Ads that count only real owner leads. Each lead reaches your CRM within minutes and shows up in your own portal, where you rate it and mark it signed or lost. It’s the fast, measurable layer that works next to your SEO.

WHAT WE COUNT
Real owner leads
WHAT WE FOUND IN A REAL ACCOUNT
$88,397 in Google Ads, and nobody could say how many owners it brought in.
When a new client gave us read-only access to their previous Google Ads account, its reports showed $88,397 spent, 16,063 clicks and 69 “conversions,” about $1,281 each. Of those 69, 64 were calls from the ad, counted every time someone called, whether the caller was an owner, a tenant, a vendor or a wrong number. Some of that spend probably did reach owners. The account had no way to show which, and three settings explain most of it.
Every call counted as a win
The account logged a conversion for every call from the ad, repeat callers included. The report looked busy, with no way to separate owners from everyone else who called.
The bidding chased clicks
Most of the budget, 86.6%, ran on Google’s “Maximize clicks” setting. It buys as many clicks as the money allows, and in property management plenty of those clicks come from renters.
City campaigns aimed at the whole state
The biggest campaigns were named for a city or county but set to show across the entire state. On top of that, the website form’s tracking was marked “Misconfigured,” so form leads weren’t counted reliably.
It’s an easy account to end up with, and the reports make it look fine. Since 2018 our only clients have been property managers, and our founder ran a property management company of his own first. So every campaign we build starts from the question those reports skipped: which of these leads is an owner?
IN THEIR WORDS
Many of our clients came to us after paying for marketing they couldn’t check.

HOW A CAMPAIGN FINDS THE OWNERS
Owners and renters type almost the same searches. Four parts sort them out.
Someone typing “property management near me” could be an owner who needs a manager, or a renter hunting for their manager’s phone number. Some renters will click. These four parts keep that number low: the first three speak only to owners, and the fourth teaches Google which clicks turned into owners.
01
The searches
Keywords owners use when they’re hiring, like “property management companies near me” and “[your city] property management.” A long list of negative keywords blocks renter, job, legal and competitor searches before they cost you a click.
02
The ad
Written to an owner, with your real guarantees up front, like a leasing-time guarantee or easy cancellation. A renter looking for a phone number reads it and keeps scrolling.
03
The page and form
A landing page built for the ad, with your guarantees, reviews and numbers. The form asks where the property is and whether they own it before it asks for contact details.
04
The feedback
When a lead turns out to be a real owner prospect, that signal goes back to Google, so the campaign learns which searches produce owners. Until there are enough of them from our combined client accounts, about 15 to 30 a month, we set bids by hand, because Google’s automated bidding has nothing to learn from yet.
WHERE YOUR ADS SHOW
Owners down the street, and owners who live out of state.
Plenty of owners live hours from their rentals, and some live in another country. So we split your ads in two. Searches without a place name, like “property management near me,” show only to people in your service area. Searches that name your city show nationwide, because an owner in another state typing “property management [your city]” is exactly who you want to reach.
“NEAR ME” SEARCHES
Your area only
SEARCHES NAMING YOUR CITY
Nationwide
Leads with a property outside your service area are flagged by ZIP code, so your team can spot them before calling.
WHAT WE SET UP AND RUN
What you get, from the first keyword to the lead portal.
You give us your service area, your guarantees and a budget. We build the rest, keep tuning it, and you can open your leads whenever you like.
Keyword research
Owner-intent keywords for your city, plus research on the local competitors whose names we block from triggering your ads.
Negative keywords
More than 100 renter, job, legal and wrong-niche terms to start, matched as phrases so good owner searches stay in. New junk gets blocked as it shows up.
Ads and extensions
Ads built on your real guarantees, with links to your guarantees, a free rental analysis and a quote form right under the ad.
Landing pages
A page made for the ad, with your logo, colors, guarantees, reviews and stats, and a short form that starts with the property.
Call tracking
Tracking numbers that ring your office, so every call is logged with the keyword behind it, plus a recording where your phone system allows.
Clean settings
Search partners and Display switched off, English only, and Google’s account suggestions checked against your lead data before we accept any.
Speed to lead
Each lead reaches your CRM or inbox within minutes, with both form steps in one message. With jujuConvert, the owner gets a text back right away.
Your lead portal
Every call and form in one place, with spend and cost per lead beside it. You rate each lead and mark it signed or lost.
FROM SEARCH TO SIGNED
One owner’s path, from the search to your phone.
THE AD
Your guarantee/offer is the first thing they read.
An owner looking for a manager sees an ad written for owners, with your guarantees and a link to a free rental analysis.
THE PAGE
A short form that starts with the property.
Property location first, then whether they own it, then name, email and phone. Anyone who isn’t an owner says so at the second question.
THE FOLLOW-UP
In your CRM within minutes.
One notification with everything they entered and the keyword behind the ad. The lead also lands in your portal and inbox, ready for you to rate.
WHO IT’S FOR
When Google Ads are worth it, and when to wait.
Every click costs money, and many never turn into a lead. Negative keywords, ads written to owners and lead tracking keep that share down.
Run ads if you…
Want owner calls this quarter, before your SEO has caught up, or you’ve moved into a town where you don’t rank yet.
Have someone ready to call new leads back the same day. A paid lead cools off fast, and jujuConvert can send the first text for you.
Wait if you…
Have a weak website or only a handful of reviews. As Willis Allen of Concept 360 put it, “Everyone looks online now, at reviews and at who the company is, before they decide to work with you.”
Can’t set aside at least $750 a month for a few months. Below that, too few clicks come in to learn which searches produce owners.
WHERE GOOGLE ADS FIT
Google Ads buy you time while SEO builds.
Starting from weak rankings, most property managers wait 6 to 10 months for SEO to produce a steady flow of owner leads, and up to 12 to 18 in the most competitive cities. Ads can put you in front of searching owners as soon as Google approves them. The trade-off is that you pay for every click, and the leads stop the day the budget does. So we run Google Ads beside your property management SEO, and you see what every lead cost.

RESULTS, AS WE GET THEM
We’ll publish our cost per owner lead after 90 days of data.
The setup this page describes went live for clients in early Sept 2026. Before we quote a cost per lead, we want at least 90 days of data, counted the way this page describes, in confirmed owner leads. Then we’ll publish the numbers in a study and link it here, whatever they show.
YOUR LEAD PORTAL
Every call and form, rated by you.
Your portal lists every lead with the keyword and page behind it, the form answers or call details, and a flag on any property outside your area. Rate each one valid, maybe or not a fit, mark it signed or lost, and leave a comment for our team. Spend, cost per lead and cost per valid lead sit right beside your ratings.
SETUP, STEP BY STEP
What happens before your first ad runs.
Every campaign is built paused, and a person checks it before a dollar is spent. Here’s the order.
STEP 1
Kickoff call
We map your service area, collect your guarantees, reviews and numbers, and agree on a monthly budget you’re comfortable with.
STEP 2
Landing pages
Your ad’s landing page and thank-you page, in your branding. You see them before anything goes live.
STEP 3
Tracking and delivery
Call tracking, form tracking and lead delivery to your CRM or inbox. A test lead goes all the way through to prove it arrives.
STEP 4
Campaigns, built paused
Your local and city-named campaigns, keywords, negatives and ads, checked setting by setting.
STEP 5
Launch
We switch the campaigns on once Google has reviewed the ads. This is usually just a day or two.
MONTHLY
Report
Spend, leads, your ratings and owners signed, plus the changes we’re making next month.
ONGOING
Tune and prune
We block new junk searches, keep bids high enough to show near the top for your best owner searches, and switch to Google’s automated bidding once there are enough confirmed owner leads to learn from.

COMMON QUESTIONS
Questions about Google Ads for property managers.
What does PPC for property management cost?
Two things: your ad spend, which we bill back at cost with no markup, and our management fee, which is included on our Takeover plan and up. Ad spend starts at $750 a month. Clicks on the main owner searches, like “property management companies near me,” ran about $3 to $7 each nationally in July 2026 (SpyFu). You can add Google Ads to any Goodjuju SEO plan, and our SEO pricing page lists them all.
How soon will we get leads?
Expect about 2 weeks of setup after kickoff, mostly the landing page, tracking and Google’s ad review. The first owner leads typically follow within a week or so but improve over time. Judge the cost per lead over the first 90 days, since the early weeks go to learning which searches bring owners.
Won’t we just get tenant calls?
Some, yes. Renters’ searches overlap with owners’, so every campaign gets a few. We keep the share low with negative keywords, ads written to owners and a form that asks whether they own the property. Your portal shows every lead, so you can see the mix yourself, and only confirmed owner prospects are reported to Google as conversions.
Who owns the account and the campaigns?
Your campaigns run inside Goodjuju’s Google Ads account, each with its own budget that only ever pays for your ads. The leads are yours from the moment they reach your CRM or inbox. If you leave, or want your own account, we export everything: campaigns, keywords, negative keywords, ad copy and targeting.
Should we run Google Ads or Facebook ads?
Both are property management advertising, aimed at different moments. Google Ads catch owners shopping for a manager right now. Facebook ads reach owners earlier, before they search. When owners in your city are already searching and finding your competitors, start with Google.
Do you run Google Ads for Goodjuju?
Yes, on about $1,000 a month. In 2026 so far, Google Ads brought in about 6% of our own leads, and organic Google search brought in 21%. Our buyers are property managers and yours are rental owners, so expect your numbers to look different from ours.
Is there a contract?
Management runs month to month, and 15 days’ notice ends it. The campaign export goes with you. When we found a setting on our side was wrong on a client’s campaign in October 2026, we told them and refunded $900 of the $2,100 they’d spent.

Before you buy a click, get a free video analysis from our CEO or CRO.
Our CEO or CRO records a screencast for your company alone: your website, where you rank, which competitors owners see when they search your city, and what we’d do first. If Google Ads belong in that plan, we’ll explain why, and if your budget would work harder somewhere else first, we’ll tell you that too. Watch it whenever it suits you.
