Free Video Analysis

A recorded walkthrough of your website, rankings, Google profile, reviews and competitors, made for your company, with a game plan you can use with us or without us.

THE PROBLEM IT FIXES

Most property managers who come to us have paid an agency before and still can't tell what was wrong. A sales call doesn't fix that. Seeing your own market, explained plainly, does.

WHAT WE DO

1

You tell us about your company

Your website, roughly how many doors you manage and what you want help with.

2

Landon or Jivko records the analysis

Your site through an owner's eyes, where you rank in the map pack and the regular results, your reviews next to your competitors', and what's costing you owner leads.

3

You get the video and a game plan

It lands in your inbox. Watch it when it suits you, and use the plan with or without us.

HOW WE DECIDE

When ads don't fit your situation

→ we say so, even though they'd add to the bill.

When you'd rather talk it through

→ reply to the video and we'll set up a call. No call is required.

WHAT WE WON’T DO

✕

Pitch you. The video teaches; price rarely comes up unless you ask.

✕

Send a generic audit. Every video is recorded for one company.

HOW YOU’LL SEE IT WORKING

You'll know within a few minutes whether we understand your market. That's the point of the video.

THE PROOF

“A real person behind a real company”

Paul Lopez of PropertySourced found Goodjuju through an online search and got a custom video back. He's grown from about 50 doors to more than 350.

THE PROBLEM IT FIXES

Most agencies ask for a contract and a monthly fee, then disappear for 90 days. You can't judge work you can't see.

WHAT WE DO

1

Day 1: a sync with Alex, our COO

Goals, markets, access, and who on your team we'll work with.

2

Week 1: deep-dive audit and your plan

A technical and competitor audit, then the 60-Day Game Plan with every task listed.

3

Month 1, the foundation

Tracking, technical fixes, your Google Business Profile, the review system, your topic map and the first wave of content.

4

Month 2, the build

More content, the first earned links, review requests running, and your first monthly report.

5

Month 3 on, momentum

Each report ends with next month's plan, so the work stays visible.

HOW WE DECIDE

When you're starting with a decent base

→ we expect real movement in about 2 to 4 months.

02–4 months18 mo

When you're starting from a low baseline

→ we plan for 6 to 10 months, and say so up front.

06–10 months18 mo

When you're in a competitive metro

→ we plan for 12 to 18 months, and size the plan to match.

012–18 months18 mo

WHAT WE WON’T DO

✕

Guarantee rankings. No honest SEO company can.

✕

Hide the work. If it's on the plan, you'll see it done.

HOW YOU’LL SEE IT WORKING

Your plan lists every task. Your monthly report shows which ones are done and what's next.

Hyper Local SEO

SEO aimed at the map pack and the searches owners make in your cities, done in four layers: on your site, off your site, local and technical.

THE PROBLEM IT FIXES

A lot of SEO stops halfway. The site gets tidied up, nobody builds anything off the site, and you stay invisible in the map pack where owners pick a manager.

WHAT WE DO

1

Setup

An on-site overhaul, competitor research, Google Business Profile optimization, 50 or more business listings and your CRM set up.

2

Keyword research

The searches owners actually make in your cities, separated from renter searches.

3

On-page work for Google and AI tools

Pages structured so Google, ChatGPT and other AI tools can read who you are and what you do.

4

Profile and listings kept current

Your Google Business Profile updated and your name, address and phone consistent everywhere.

5

Map-grid tracking

Your ranking checked at points across your service area, so you see where you show up, block by block.

HOW WE DECIDE

When rankings rise but owner inquiries don't

→ we look at the website and lead quality before chasing more traffic.

When you serve several cities

→ each one gets its own useful page, not a copy with the city name swapped.

When Google's map pack and the regular results disagree

→ we work on the profile, reviews and listings, not just the website.

WHAT WE WON’T DO

✕

Judge success by traffic alone. The number that matters is qualified owner inquiries.

✕

Build thin city pages that Google treats as spam.

HOW YOU’LL SEE IT WORKING

Your report shows the map-grid heatmap, your rankings next to your competitors', and the owner leads that came from search.

Example topics for one cluster. Your plan is built from your own services and cities.

THE PROBLEM IT FIXES

Random blog posts don't add up to anything. They miss the questions owners ask before they hire a manager, and some get local laws wrong.

WHAT WE DO

1

Crawl your site first

So no topic repeats what you already have.

2

Map the plan

Five pillars with 30 to 40 topics, tied to your services and the areas you cover.

3

Write for owners

Cornerstone posts run about 2,500 words; supporting posts about 2,100. Each opens with an owner's real problem and ends with a soft next step.

4

Check the facts

Every legal claim about your state or city is checked against the source before it goes out.

5

Link and publish on schedule

Every post links to its cornerstone. Posts go out on fixed dates each month.

HOW WE DECIDE

When a topic serves both owners and renters

→ we write it for the owner, the reader who signs.

When your plan's topics are all live

→ we refresh the best performers and map the next clusters.

WHAT WE WON’T DO

✕

Publish a topic twice.

✕

Pass along a legal claim we haven't checked.

HOW YOU’LL SEE IT WORKING

Your report lists every post we published, with links, and shows the search traffic and leads that content brings in.

THE PROBLEM IT FIXES

Most link building is volume: directory blasts and links on sites nobody visits and Google never indexed. It doesn't tie you to your market.

WHAT WE DO

1

On every SEO plan

Link building is included from the lowest plan up; bigger plans earn more links each month.

2

Find candidates

Home-service businesses near you, and property management or real estate companies at least 50 miles away in your state.

3

Screen every site against eight checks

A real business, a blog Google has indexed, an Ahrefs Domain Rating between 10 and 55, relevant to rental homes, never a competitor, one client per site, a named decision-maker, and a link we can verify.

4

Reach out personally

A short, honest note offering something useful in return.

5

Verify and track

Every link is checked live and tracked until Google indexes it.

HOW WE DECIDE

When two candidates look equal

→ we rank them by authority first, then fit with rental homes, then distance.

When a site fails one check

→ it's out, however good the rest looks.

WHAT WE WON’T DO

✕

Buy link packages or trade links.

✕

Put two of our clients on the same site.

HOW YOU’LL SEE IT WORKING

Your report lists the new sites linking to you each month.

THE PROOF

998 → 141

In one Houston search, 998 local businesses were screened down to 141 that passed every check, about one in seven.

Google and Facebook Ads

Paid ads as a supplement while SEO builds: Google Ads for owners searching for a manager today, Facebook ads that put you on camera in owners' feeds.

THE PROBLEM IT FIXES

Many ad accounts count every call as a win and bid for clicks, so the reports look great while doors stay flat.

WHAT WE DO

1

Build paused, check everything

Each campaign is built paused, a person checks every setting, and a test lead runs end to end before launch.

2

Split by place

Searches without a city name show only to people in your area; searches that name your city can show anywhere.

3

Count only real owner leads

Only confirmed owner leads go back to Google as conversions, so it learns to find more of them.

4

Follow up fast

Every ad lead gets a text and email within minutes.

HOW WE DECIDE

When a campaign has fewer than about 15 to 30 owner leads a month

→ we bid manually; above that, we let Google bid for conversions.

When you already get more leads than you can call back

→ we tell you to skip ads for now.

When you serve one small town

→ Facebook ads usually aren't worth it, and we say so.

WHAT WE WON’T DO

✕

Count calls of any kind as conversions.

✕

Follow Google's optimization-score suggestions just to raise the score.

HOW YOU’LL SEE IT WORKING

In your client portal you rate every lead Valid, Maybe or Not a fit, mark who signed, and see your cost per valid lead.

THE PROOF

About $1,500 per signed client

Our own Facebook ads: about $9,000 of spend signed 6 clients over three months, and paid social brought in 25% of our leads in the two months to Oct 2, 2026. And when we took over one new client's Google Ads account, we found $88,397 spent and 69 “conversions”, 93% of them calls of any kind. That's the mistake we build against.

THE PROBLEM IT FIXES

Template sites look like every other manager in town, give an owner no clear next step, and crawl on a phone. Rented sites disappear when you cancel.

WHAT WE DO

1

Kickoff

Your lead designer shares examples, and you fill out a questionnaire about your company and market.

2

Homepage first

A homepage preview is usually ready in 7 to 14 days. You and your designer go back and forth until it's right.

3

The full build

City pages for the areas you serve, owner pages, and your rental software connected for listings, applications and portal logins.

4

Final review, then launch

Our SEO assistant reviews the whole site before it goes live, usually 3 to 8 weeks from kickoff.

HOW WE DECIDE

When owners and renters both visit the site

→ the design serves owner leads first; renters get a clear path to listings and the portal.

When your competitors all look alike

→ we design so you don't.

When you're also on an SEO plan

→ your website build is discounted.

WHAT WE WON’T DO

Hand you a template with your logo on it.

✕

HOW YOU’LL SEE IT WORKING

Fixproblems early.No filter. Ever.

THE PROBLEM IT FIXES

Most companies only get the reviews nobody asked for, and the asking stops whenever the office gets busy.

WHAT WE DO

1

Set up in month one

The request system is built and the first requests go out around week four.

2

Everyone gets the same request

One text and email to every owner and tenant, a follow-up, then a pause.

3

Everyone can post on Google

Every request includes a Google review button. Anyone can also send a note straight to your team.

4

Monitor and reply

Google, Yelp and Facebook are watched, and replies are calm and written for the owners reading them.

5

Report rule-breaking reviews

Reviews that break Google's rules are reported for removal; Google makes the call.

HOW WE DECIDE

When someone leaves a low rating

→ they still get the Google review button, like everyone else.

When reviews arrive in a burst

→ we slow the requests down; a steady trickle reads as real.

WHAT WE WON’T DO

✕

Filter who gets asked to post publicly.

Example conversation. Names and details are made up.

THE PROBLEM IT FIXES

An owner who fills out a form usually contacts more than one manager. The one who replies first, in a way that feels personal, gets the conversation.

WHAT WE DO

1

Every lead in one inbox

Forms, calls, texts and ad leads in one place.

2

A reply within minutes

An AI trained on how you write sends the first message, by iMessage where possible so it lands as a blue bubble.

3

Follow-up for owners who aren't ready

A nurture series keeps in touch until they are.

4

Optional AI agents for calls

An agent answers in your company's name, books owners and hands off to a person. We set the rules with you first.

5

Keep the owners you sign

When you want them, we set up check-ins through a new owner's first 100 days, an NPS survey every two months, and automated referral reminders.

HOW WE DECIDE

When owners chose you for the personal touch

→ we keep a person on the phone and use AI only for after-hours or overflow.

When a caller asks if they're talking to AI

→ the agent says yes.

When a call sounds like an emergency

→ it follows your rules; anything dangerous goes to 911 first.

WHAT WE WON’T DO

✕

Turn on AI agents where they'd hurt how you run your company.

✕

Let an agent treat callers differently; fair housing rules apply to every call.

HOW YOU’LL SEE IT WORKING

Every reply, call transcript and summary sits in jujuConvert, next to the lead it belongs to.

THE PROBLEM IT FIXES

Most agency reports are charts that go up. They rarely say how many owners called, which ones were real, or which signed.

WHAT WE DO

Every lead logged

Each form and call recorded with its source, from search, ads, referrals or your profile.

2

You rate the leads

WHAT WE DON'T PROMISE

No guaranteed rankings. Here's what you get instead.

No honest SEO company can promise rankings, because Google decides them, and we won't pretend otherwise. We give you estimates based on where you're starting and how competitive your market is, and we stand behind the work.

What you can count on: you'll see the plan before the work starts, and you'll see every lead and what came of it each month. Every plan is month to month, your website is yours outright, and the links and posts we placed stay up. If it isn't working, tell us and you're out, and where we had a hand in the problem, we refund.

We've worked only with property managers since 2018. As of October 2026, our clients rank us #1 of 91 vendors on PropertyManagement.com's client-rated leaderboard.

GLOSSARY

The words we use, in plain English

Owner lead

An inquiry from a rental owner or investor who wants a property manager. Not a renter, tenant or vendor.

Door

One rental unit under management. Growth for a property management company means more doors.

Map pack

The three businesses Google shows on a map for local searches like "property management near me."

Google Business Profile

Your free listing on Google Search and Maps: hours, photos, reviews and posts.

Map grid

Your ranking checked at points across your service area, shown as a heatmap.

Citations

Directory listings with your company name, address and phone number, kept identical everywhere.

Cornerstone and supporting posts

One in-depth post on a topic, plus narrower posts that answer related questions and link back to it.

Ahrefs' 0 to 100 score for how strong a website's links are.

Valid, Maybe, Not a fit

How you rate each lead in your client portal, so the work aims at the leads you want.

QUESTIONS

What property managers ask about how we work

Does every client get every piece?

The method is the same for everyone. How much of each piece you get scales with your plan and how competitive your market is. Ads and AI agents are optional and only make sense for some companies.

How long before it works?

With a decent base, expect real movement in about 2 to 4 months. From a low baseline, plan on 6 to 10. In a competitive metro, 12 to 18. Your free video analysis includes an estimate for your market.

Do you guarantee rankings?

No, and no honest SEO company should. Google decides rankings. We guarantee the work, show you all of it, and track the leads it produces.

What happens if I leave?

Plans are month to month with 15 days' notice, and if it isn't working, tell us and you're out. Your website is yours outright, the links and posts we placed stay up, and Google Ads campaigns are exported to you.

Who does the work?

A team that works only with property managers, led by Landon Murie, who owned a property management company before starting Goodjuju, and Jivko Stefanov, our CRO.

Why publish all of this?

So you can check our work, and so you can judge any agency by the same standard: what they do, how they decide, and what it produced.
