PROPERTY MANAGEMENT REPUTATION MANAGEMENT
Reputation and review management for property managers
Your happiest owners have never been asked for a review. We ask everyone.
Goodjuju runs your review requests for you: the same short text and email to every owner and tenant on your list, sent on a steady schedule, plus monitoring and replies on Google, Yelp and Facebook. The people who are happy with you finally show up on Google, and you see the numbers in your report every month.

WHY YOUR STARS DON’T MATCH YOUR SERVICE
The reviews you have are the ones nobody asked for.
An owner whose rent lands on time every month has no reason to think about Google. A tenant who lost part of a deposit does. Without a steady way to ask, those are the reviews that pile up, and they’re what an owner sees when comparing you with a younger competitor who simply asked more people. Google weighs those same reviews when it decides who shows up in the map pack.
Nobody owns the asking
Everyone agrees reviews matter. Then a water heater fails on a Friday, the request list waits another month, and the asking quietly stops.
Fifty in a week, then nothing
A sudden pile of reviews looks bought, to owners and to Google’s spam filters, and filtered reviews can disappear. A steady flow reads like what it is: a real company with real clients.
Software built for dentists
Generic review tools are made for one-time customers. A property manager has owners in year five and tenants mid-lease, and the right moment to ask each one is different.
You can run reviews in-house, and our free guide on how to get more Google reviews for a property management company shows you how. Most property managers we talk to would rather it simply got done, every month, without anyone in the office having to remember.
IN THEIR WORDS
Four property managers on what happened to their reviews.
2★ → 5★ ON GOOGLE
“They also manage to get our reviews out there. We only had like two reviews. They were able to get our reviews up to sixty. Now we have sixty reviews, and we went from a two-star review to a five-star review.”
Kerri Ziegler · Beacon PM · Littleton, CO
79 → 123 REVIEWS, 4.8★ → 4.9★
“They’re also great at running campaigns to our current owner and tenant base to get their experience into an online review, which is why we’ve gone from 79 reviews at a 4.8-star rating to 123 reviews at 4.9 stars.”
Jon Beaman · Traverse PM · Fort Worth, TX
100+ GOOGLE REVIEWS
“They helped us get reviews with a review program, and now we’ve got well over a hundred positive reviews on Google.”
Mike Busch · Excellence PM · San Jose, CA
REVIEWS THAT WERE “MUCH NEEDED”
“More recently, they’ve also helped me get in some reviews, which were much needed. We didn’t have a lot of reviews, and honestly we weren’t really requesting them, so Goodjuju was able to help us with that too.”
Chanda Strickland · BPM Chattanooga · Chattanooga, TN
HOW IT WORKS
Four jobs that keep running, every month.
Reputation work pays off when it never stops. All four jobs run inside jujuConvert, the CRM we set up for every client, so nothing depends on someone in your office remembering.
01
The same ask, to everyone
Every owner and tenant on your list gets a short text and email from your office asking how things went. Whatever they answer, the next page has a button to leave a Google review. No gifts, no discounts, nothing Google’s rules forbid.
02
Steady timing
Requests go out on a schedule, with a follow-up if there’s no reply, timed around moments like a finished work order or a lease renewal. The aim is a steady trickle, so the first reviews an owner sees are from this month.
03
Feedback that reaches your team
If someone had a bad experience, they can tell your team right on that page, next to the same Google review button. You hear about problems early and can fix them, and nobody is steered away from posting.
04
Monitoring and replies
We watch Google, Yelp and Facebook for new reviews and reply with a level head, good or bad. Reviews that break Google’s rules get reported for removal.
REVIEWS AND THE MAP PACK
Better reviews help owners find you, then help them pick you.
Google’s own Business Profile help pages say it directly: “More reviews and positive ratings can help your business’s local ranking.” That’s the map pack, and it’s where owners look. In our 2026 study of 2,525 owner leads, 50.6% came from Google Search and the Map Pack. Once you show up, your stars and review count sit right beside every competitor’s, and that’s where the choice gets made.

WHAT’S INCLUDED
Everything we handle for your reviews, month after month.
Reputation management is part of every Goodjuju SEO plan. Higher plans add more volume and more hours, and nothing on this list gets skipped.
Review system setup
Built in your first month: your owner and tenant lists loaded, requests written in your office’s voice, links pointed at your Google profile.
Text and email requests
Two channels, because plenty of owners skip marketing email but read a text from their property manager.
Follow-ups
A reminder if there’s no reply, then a pause until the next natural moment to ask, so nobody feels chased.
Feedback to your team
Anyone who had a problem can message your team directly, on the same page that offers the Google review button.
Review monitoring
Google, Yelp and Facebook, watched for new reviews. Yelp counts more than it used to, since ChatGPT’s local answers lean on Yelp and Bing data.
Review replies
Calm, professional replies to good and bad reviews. Owners read how you handle a complaint as closely as the complaint itself.
Bad review removal
Fake reviews, spam and posts from people who were never customers get reported through Google’s process. Google makes the call, and honest criticism stays up.
Monthly reporting
Your rating, total reviews and new reviews in the last 30 days, in the same monthly report and video as your rankings and leads.
A PEEK INSIDE THE WORK
What it looks like from your side.
REVIEW REQUESTS
A text from your office, with one tap to Google.
Short, friendly and signed by someone on your team, so owners and tenants know who’s asking.
FEEDBACK
Every note reaches your team the same day.
Feedback lands with your team the same day, so you can call someone back and fix the problem. The Google review button is on the same page either way.
REPORTING
Every review counted, every month.
Each month’s video walks you through what came in, what we replied to and what we’re doing next.
BUILT FOR PROPERTY MANAGEMENT
Tenants write most of a property manager’s reviews, and owners are the ones reading them.
Generic review advice treats every reviewer the same. In property management, a tenant upset about a late fee writes the review, and an owner deciding who should manage their rental reads it. So every reply we write is aimed at that owner: calm, factual and clearly on the side of a well-run property.
We ran a PM company first.
Before Goodjuju, our founder Landon Murie grew his own property management company to 172 doors and ran all of its marketing himself, reviews included.
Since 2018 we’ve worked only with property managers, so your requests sound like your office wrote them and go out at moments that make sense in a lease.
Reviews work with the rest.
Reviews do the most good beside an optimized Google Business Profile, a website that converts and steady local SEO. On every plan they run together, and they’re reported in one place.
Mike Busch at Excellence PM put it simply: “They know the little things that get us noticed.”
WHY A SYSTEM BEATS ASKING BY HAND
A request system keeps asking after your office gets busy.
Most offices start by asking in person or with a quick email blast. It works for a while. Then leasing season hits, nobody has time, and the requests stop. A system that asks on its own keeps adding reviews in exactly the months your team is stretched.

WHAT IT DID FOR THE BUSINESS
The real scoreboard is calls and new doors.
Each of these clients ran a review program as part of a full plan with us, so the credit is shared, and every number below comes from the owner’s own account.

COMMON QUESTIONS
Questions about reputation management for property managers.
Is this allowed under Google’s review rules?
Yes. Google lets businesses ask customers for reviews as long as they don’t pay for them, pressure people or only ask the happy ones. Every owner and tenant gets the same request, everyone is offered the button to leave a Google review whatever they think, and no incentives are offered. When Google got stricter and started removing reviews for property managers who broke these rules, none of our clients had an issue.
What does property management reputation management include?
Review requests to your owners and tenants by text and email, follow-ups, a way for anyone with a problem to reach your team, monitoring on Google, Yelp and Facebook, replies to reviews, removal requests for reviews that break Google’s rules, and monthly reporting. On plans from $2,292/mo up, we add video review requests.
How much does it cost?
Reputation management is included in every Goodjuju SEO plan. Plans run from $1,185/mo to $4,460/mo, plus an application-only Empire plan at $7,930/mo, all month to month with 15 days’ notice to cancel. See every plan and what’s in it.
How soon will we see new reviews?
Your review system is built in the first month. Once it’s live, the first requests go out right away, then every 2–3 months. How far your rating moves depends on how many owners and tenants you have and where you’re starting, so we won’t promise a number. Your free analysis gives you an honest estimate.
Can you get bad reviews removed?
Only the ones that break Google’s rules, like fake reviews, spam or posts from someone who was never a customer. We report those and follow up, and Google makes the final call. Honest negative reviews stay, so we help you reply well and keep new reviews coming.
Do you reply to reviews for us?
Yes. We write calm, professional replies to new reviews, good and bad, aimed at the owners who’ll read them later. You choose whether we post them directly or send them to you for approval first.
Do we need a Goodjuju website for this?
No. It runs on your Google Business Profile and your owner and tenant lists, whatever website you have now. Plenty of our SEO clients are on sites we didn’t build.
